Fannie Mae DUS Disclose Now Live with Expanded Multifamily Social Disclosures, Updated Security Protocols

Expanded affordability disclosures for multifamily pools are now available in DUS Disclose®, Fannie Mae’s multifamily disclosure platform. The enhancements introduce additional transparency for multifamily MBS pools backed by mortgages on multifamily or military properties issued on or after May 1, 2022, by providing a breakdown of units by Area Median Income (AMI) based on rent rolls submitted at acquisition. DUS Disclose now displays the percentage of units in the related mortgaged properties that meet certain (AMI) levels. The units within each AMI level are categorized as either restricted (encumbered by a regulatory agreement) or unrestricted (actual field name is "Based on Rent Roll").

Additionally, DUS Disclose users can now search for social bonds using a Social Flag indicator filter in the Advanced Search interface, which has been added to identify multifamily MBS pools backed by mortgages on properties with restricted, unrestricted, or both restricted and unrestricted rental units that meet the criteria to qualify as social. Each Multifamily Social Bond adheres to the requirements outlined in the Fannie Mae Social Bond Framework.

DUS Disclose will now display the "Property Status" attribute with the corresponding CREFC1 description rather than the numeric value previously used. All disclosures available in the DUS Disclose user interface, advanced search feature, and the Multifamily Social Issuances downloadable file have been reconciled to ensure alignment. 

Also, please note that – due to enhanced security protocols – beginning on Monday, May 2, 2022, all DUS Disclose users will be required to reset their login passwords to access the DUS Disclose application. To reset your password, select the "I forgot my password" link from the Login option at the top of the application.
