Single-Family MBS Disclosure Enhancements
Fannie Mae, in conjunction with Freddie Mac, is implementing several enhancements to its Single-Family mortgage-backed securities (MBS) disclosures which are detailed below:
Expansion of the Green Program Criteria to include Water Certifications
Based on our updated Single-Family Green Bond Framework, we are expanding our Green MBS disclosures to include Water Certification as a new enumeration for the Green Program Criteria pool stratification. In addition, a new stratification will be implemented to identify the water certifications achieved that meet our Green MBS criteria. The stratification will be dynamic and disclosed only if any of the properties backed by the underlying mortgage loans receive a water certification eligible for our Green MBS Program. This enhancement will be effective on November 18, beginning with December issuances.
Social Indicator for Fannie Megas® and Supers®
For Fannie Megas and Supers, the Social Indicator will be disclosed as Yes, if all the underlying security collateral have a Social Indicator of Yes. Currently, for Megas and Supers, the Social Indicator is defaulted to "No" regardless of the underlying collateral. This enhancement will be effective November 18, beginning with December issuances. For any outstanding Mega or Super that meet this criteria, this field will be updated with the monthly MBS Security Factor File on December 5.
Change to file labels of two data attributes
To clearly represent the data being provided, we are updating the data field labels of "Delinquent Loans Purchased (Prior Month UPB)" and "Delinquent Loans Purchased (Loan Count)" to "Involuntary Loan Removal (Prior Month UPB)" and "Involuntary Loan Removal (Loan Count)", respectively. This change will be effective on November 18 for the MBS Intraday Security Issuance Files and the Excess Servicing Fee Security Issuance File and on December 5 for the MBS Monthly Security Factor File and Excess Servicing Fee Monthly Security Factor File.
Timing changes to MBS Intraday Issuance Files
In addition to the above disclosure enhancements, in order to provide more timely disclosures, we are updating the timing of our Single-Family MBS Intraday Issuance files to 6:30am, 10:30am, 1:30pm, and 3:30pm eastern time, effective November 18. The impacted files are the MBS Intraday Issuance Loan Level File, MBS Intraday Security Issuance File, and the MBS Intraday Security Supplemental Issuance File.
