Fannie Mae Announces Single-Family MBS Disclosure Enhancements

Fannie Mae, in alignment with Freddie Mac, is making enhancements to its Single-Family Mortgage-Backed Securities (MBS) disclosures beginning with September issuances. Fannie Mae will also make corresponding enhancements to its Excess Servicing Fee (ESF) disclosures. The updates will include the following items:

  • For MBS and ESF securities, we will provide a new pool-level stratification (Interest Rate Buydown Type) that will indicate the share of loans with interest rate buydowns, including both significant and moderate buydowns, by loan count and unpaid principal balance (UPB). This information will also be available on the monthly Security Supplemental file for outstanding MBS issued since January 2022.
  • For MBS securities, we will move the Social Density Score (SDS) and Social Criteria Share (SCS) attributes from the existing daily issuance Social Disclosures file to the intraday issuance Security file, month-end issuance Security file and the monthly Security file. The SDS and SCS attributes for prior issuances will also be included in the monthly Security file. The existing Daily MBS Social Disclosure file will be published for the final time on September 1, 2023.

The new enhancements will be available in PoolTalk® on August 14, 2023, beginning with September issuances and September 7, 2023, for the applicable outstanding securities. The files will be made available in the SFTP and the Data Files and Reports section of PoolTalk. 

  • Additionally, for the Property Valuation Method disclosure for MBS and ESF securities, the current enumeration "Onsite Property Data Collection" ("P") will be renamed to "Appraisal Waiver plus Property Data Collection – Value" ("P") in the prospectus supplements beginning with September issuances. The PoolTalk user interface will be updated with the new name on September 7 for all active securities. The issuance and monthly disclosure files will continue to disclose the value ("P"). 

The Single-Family MBS Disclosure Guide will be updated to reflect these changes in August.
