Fannie Mae to Release One-Time Historical Appraisal Waiver File

On March 2, 2020, Fannie Mae enhanced its Uniform Mortgage Backed Securities (UMBS®) and Mortgage-Backed Securities (MBS) disclosures to include a new attribute, "Property Valuation Method," for all single-family securities – both fixed-rate and adjustable-rate – with issue dates on or after January 1, 2017.

The monthly disclosure which will be released this afternoon, will include this enhancement for active loans only and not loans that were previously paid off or liquidated for other reasons. To support market analysis, Fannie Mae will also release a one-time file Friday, March 6 at 7 a.m., ET, that provides the Property Valuation Method attribute for all loans in pools with issue dates of January 1, 2017 through February 1, 2020, irrespective of their current status. The file will be pipe delimited and contain the following attributes: Loan Identifier, CUSIP, Security Identifier, and Property Valuation Method.
