Fannie Mae to Implement Enhanced Loan Level File Layout
In April 2016, Fannie Mae announced enhancements to its loan-level disclosures to support the securitization of reperforming loans (RPLs) into Agency Mortgage Backed Securities, expected to begin in the second half of 2016. The enhanced loan-level disclosure (LLD) file layout on PoolTalk® will be effective for at-issuance disclosures beginning May 24, 2016 and for monthly disclosures available on the eighth business day of each month, beginning on June 10, 2016.
As a reminder, due to borrower privacy considerations, the format for all loan-level date fields for all loans, including non-RPLs, will only provide month and year. The final file layout, sample file, and glossary are available in this announcement as a reference and will be available on PoolTalk by May 23rd along with updated FAQs.
