Implementation Date for DUS Disclose Enhancements – Multifamily REMICs and Factor Files
On November 1, 2018, Fannie Mae will implement enhancements to DUS Disclose®, including publishing separate Multifamily Factor Files and incorporating disclosure data for Multifamily REMICs in DUS Disclose.
Multifamily MBS and Mega Factor File
Beginning with the MBS Stats file published on November 6, 2018, information on Multifamily securities will no longer be available on PoolTalk®. Multifamily security information will now be available on a separate Multifamily MBS and Mega Factor File published in DUS Disclose on a monthly basis.
Additionally, the Monthly Yield Maintenance Factor File will be retired. The prepayment factor and the prepayment allocation will be available in the Multifamily MBS and Mega Factor File.
A draft file layout is available for the Multifamily MBS and Mega Factor File in the DUS Disclose Information Center.
Multifamily REMIC Disclosure
With this implementation, the Multifamily versions of the following reports will be on DUS Disclose and Multifamily data will no longer be available on the following fanniemae.com reports:
- Monthly Deal Summary – formerly known as Recently Priced Transactions (REMICs)
- Relay Files (REMICs)
Additionally, the Final Data Statement for Multifamily REMICs will no longer be published. Similar information can be found on the Exhibit A in the related Prospectus Supplement.
Multifamily REMIC data will no longer be included in these ongoing reports on fanniemae.com:
- SIFMA Report
- Monthly REMIC Class Factors
- Monthly Remittance Report
- Supplemental Factors
- Monthly Floater Resets
- Dissolved Securities
Historical files for those reports will remain available on fanniemae.com. Ongoing Multifamily REMIC data will be available in the Multifamily REMIC Factor File, REMIC Ongoing Supplemental File, and the REMIC Monthly Ongoing File available in DUS Disclose.

Multifamily REMIC Legal Documents
With these enhancements, we will release a new Multifamily REMIC Prospectus effective for Multifamily REMICs issued on or after November 1, 2018. REMIC transactions will continue to be accompanied by a Prospectus Supplement.

Fannie Mae will host a series of web-based demonstrations of the new DUS Disclose functionality ahead of the implementation date. Registration will also provide notification of when the DUS Disclose Information Center is updated and when future enhancements to DUS Disclose are implemented.
