Multifamily Loan Performance Data to Be Enhanced with Additional Data Attributes and an Accompanying New File

Fannie Mae is enhancing the Multifamily Loan Performance Data to add new fields at the end of the performance file. We are also updating Data Dynamics to include these new data attributes  as Cohort and Filter options. The new attributes being added to the file and Data Dynamics are:

• Affordable Housing Type,
• MCIRT Deal ID, and
• MCAS Deal ID

We will also publish a new file in the Multifamily Loan Performance Data application showing historical Annual Debt Service Coverage Ratio (DSCR). This file will be published on the same quarterly cadence as the performance file and updated with the most recent annual DSCR available.

These enhancements will debut with the next release, planned for late January 2021, when we update the file to reflect loan acquisition and loan performance activity through the third quarter of 2020. To assist the market with preparing for these enhancements, we have included:

• a sample file of the updated performance file;
• a sample file of new Annual Historical DSCR file; and
• a Draft Fannie Mae Multifamily Loan Performance Data Attribute Glossary and File Layout.
