Reminder: Updates to Disclosure Files for Legacy REMIC Deals

As previously announced, Fannie Mae will implement updates to disclosure files for legacy Real Estate Mortgage Investment Conduit (REMIC) non-standard deals (NSD). The implementation will occur in two phases, concluding September 19, 2026, as outlined below.

Implementation Timeline

• No earlier than September 10, 2026 – The one-time REMIC Collateral (RC) Historical Loan Level File will be published, and the REMIC Factor File – NSD will begin publication, with implementation expected no later than September 11, 2026.
• September 19, 2026 – The renamed REMIC Collateral (RC) Monthly Loan Level File and the new Multiclass Quarterly Tax Data File - NSD will begin publication according to their respective disclosure schedules. The remaining file retirements and changes outlined in the original announcement will become effective.

Market participants are encouraged to make any necessary system updates and complete operational readiness activities prior to implementation.

Correction to Previously Announced File Names

The original announcement, published on June 2, introduced the Multiclass Quarterly Tax Data File - NSD. This new ZIP file will contain two REMIC Tax quarterly data (.TXT) files (Tax Type and Tax Factor) specifically for the legacy REMIC population.
