Fannie Mae Announces Updates to Disclosure Files for Legacy REMIC Deals
Fannie Mae is providing advance notice of an upcoming implementation to streamline disclosures for a population of legacy Real Estate Mortgage Investment Conduit (REMIC) deals. The changes are anticipated to be completed in Q3 2026 and will affect approximately 112 legacy REMIC deals that are not backed by MBS pools, also known as non-standard REMIC deals (NSD).
Due to the non-standard collateral and/or deal structures, these REMIC disclosure files were not transitioned to U.S Financial Technology, LLC in June 2019. The 2026 implementation will consolidate or retire certain legacy disclosure files/attributes and create new files to account for all remaining data attributes for this population.
New and consolidated files will include:
- REMIC Factor File – NSD (filename: FNM_REMIC_NSD_YYYYMM_DD)
A new file that will include REMIC Factor data specifically for the legacy REMIC population. - REMIC Collateral (RC) Historical Loan Level File (filename: FNM_RC_HISTORICAL_LLD)
A one-time loan level disclosure containing static data for the legacy REMIC population. - REMIC Collateral (RC) Loan Level File will be renamed the REMIC Collateral (RC) Monthly Loan Level File (filename: FNM_RC_MONTHLY_YYYYMM).
The existing file will reflect dynamic monthly data related to the static data within the RC Historical Loan Level File. - Multi Class Quarterly Tax Data File - NSD (filename: FNM_NSDTAX_Q#YYYY.zip)
A new file that will include two REMIC Tax quarterly data files (tax type and tax factor) specifically for the legacy REMIC population. These files will be disclosed within a zip file.- Multiclass Tax Type File - NSD (filename: FNM_NSDTAX_Q#YYYY.TYP)
- Multiclass Tax Factor File - NSD (filename: FNM_NSDTAX_Q#YYYY.FAC)
