Fannie Mae Announces CRT Disclosure Updates to Support Credit Score Changes
In April 2026, Fannie Mae, in coordination with U.S. Federal Housing (FHFA) and Freddie Mac, announced updates to its selling policies to allow for the current use of VantageScore® 4.0 (VS4) and the future use of FICO® 10T credit scores.
Fannie Mae will update its credit risk transfer (CRT) disclosures in preparation for the disclosure of Classic FICO (as is disclosed today) or VS4. The changes will be reflected in the CRT files published on and after October 26, 2026, and the Single-Family (SF) Loan Performance Dataset update in October 2026 (for 2026 Q2 activity).
Note, there is generally a lag between loan acquisition and inclusion in a CRT transaction or in the SF Loan Performance Dataset. The VS4 data attribute will not be populated until such loans are included in a CRT reference pool or within the applicable cutoff date for the SF Loan Performance Dataset.
The CRT Glossary and File Layout will be updated this month to reflect the changes.
