Fannie Mae Announces MBS Disclosure Enhancements to Support Multiple Credit Score Models
As part of broader credit score modernization efforts, Fannie Mae will update its Single-Family mortgage-backed securities (MBS) disclosure files to support the disclosure of multiple credit score models, in alignment with Freddie Mac.
Beginning October 19, with October 2026 issued securities, our PoolTalk® disclosure and corresponding files (issuance and monthly loan-level and security), as applicable, will be updated to reflect the disclosure of multiple credit score models at the loan level and will include new data attributes, specifically the Fannie Score™, Freddie Score℠ and Pricing Indicator, and Weighted Average fields for the Fannie Score, Freddie Score and credit score models used in pricing. Consistent with the GSEs' transition to UMBS in 2019, these updates maintain aligned disclosure practices across Fannie Mae and Freddie Mac securities.
The Fannie Score is used by Desktop Underwriter® (DU®) during its credit risk assessment of a casefile submission and is generated from Credit Repository data.
- For reperforming loans, the Fannie Score will be reported as Not Available (9999) for reinstated loans and will not be populated for modified fixed-rate and modified step-rate loans.
- Freddie Mac will disclose a similar attribute for their score (Freddie Score). The Fannie Score for loans underlying Freddie Mac securities, and the Freddie Score for Freddie Mac loans underlying Fannie Mae securities, will be reported as Not Available (9999).
- Upon implementation, the Fannie Score will be reported as Not Available (9999) if a score is not provided or is outside the range of 400 to 950. For loans in securities issued prior to October 2026, the Fannie Score will be reported as Not Applicable (7777).
- No values for any credit score models will be disclosed for securities issued prior to May 1996.
The Pricing Indicator identifies which credit score model was used to price the loan, either Classic FICO® or VantageScore® 4.0. For example, if both Classic FICO and VantageScore 4.0 credit score models are ordered by the lender, the additional score will be disclosed. The Fannie Score is not used in loan pricing.
The file layouts will be updated to accommodate the new data attributes. The Glossary updates are available here. The data disclosed in connection with Single-Family MBS that have an October 2026 issue date and are issued prior to October 19 will be updated on October 19 to include the new attributes.
Fannie Mae Excess Servicing Fee disclosure files will not be updated with the new attributes at this time.
